Buying A Home Process

  • Discovery Call

    Let’s get to know each other, the home buying process, and review your homeownership goals.

  • Sign Your Agreement

    I'll send the Agency and Buyer Representation Agreement to review and sign.

  • Obtain Preferred Lenders List

    A list of local and experienced lenders will be provided to review financing options.

  • Pre-Approval Issued

    Work directly with the lender of your choice to determine the ideal purchase price and obtain a pre-approval letter.

  • Set Up MLS Search

    We’ll set up a search based on your criteria to be emailed to you daily.

  • Schedule Property Tours

    Let’s coordinate our calendars and see the homes in person!

  • Submit an Offer

    Let’s review the contract terms and present our offer, which they may negotiate.

  • Offer Acceptance!

    Sellers sign the offer once all details have been solidified! Buyers submit earnest money.

  • Inspection

    We’ll walk through the home with you and the inspector to review the findings and negotiate repairs, if applicable.

  • Appraisal

    Receive an unbiased estimate of the home’s worth.

  • Get the Keys!

    A Final Walk-Through allows us to tour one last time before closing. Then we head to the title company to sign papers and get the keys to your new home!

Selling A Home Process

  • Discovery Call

    Let’s get to know each other and review the process.

  • In-Person Property Meeting

    We’ll walk around the home to record some data, discuss staging tips, and repair recommendations. Our team will sit down to review the current market condition, comparable properties, list price range, estimated net proceeds, and strategy for go-live date.

  • Sign Listing Agreement and Disclosures

    Let’s review the listing contract and seller property disclosures (including well and septic, if applicable).

  • Cleaning and Preparing for Photos

    Get your home “showing ready” with a deep clean, decluttering, lockbox installation, and schedule professional listing photos and floor plans.

  • Go Live on the Market

    We’ll upload photos and data to the MLS, get a For Sale sign installed, and list your property on the MLS.

  • Showings and Open House

    Showing requests from potential buyers will come in via Showing Time to accept or decline. We can host an open house as well.

  • Review Offer(s)

    Offers will be presented as they are submitted. A spreadsheet will be created for multiple offers. Contract terms will be reviewed and an offer will be accepted.

  • Inspection

    Once an offer is accepted, buyers will have the home inspected and we may need to negotiate new terms.

  • Appraisal

    Buyers will receive an unbiased estimate of the home’s worth as required by their lending company.

  • Move Out and Closing

    Sellers will pre-sign closing documents prior to the closing date. Buyers will ask for a Final Walk-Through showing to ensure all personal property has been removed and sign final purchase paperwork on the closing date. Seller proceeds will be disbursed.
